Rancho Bernardo is the northernmost residential community within the City of San Diego. Rancho Bernardo is centered on Interstate 15 just south of Lake Hodges and the San Pasqual Valley. The community planning area encompasses approximately 6,511 acres.
 
Rancho Bernardo is a master planned community that includes private parks and clubs for each neighborhood in the community.
The San Pasqual Valley plan area includes approximately 14,000 acres in area and is largely owned by the City of San Diego Water Utilities Department. Agricultural land uses dominate the valley's landscape and include various orchard, vine, field crops, dairy operations, and pasture land. The valley is located in the northern most portion of the City of San Diego, and housing here is all very low-density single-family.
 
At 1,489 acres, Carmel Mountain Ranch is located along the Interstate 15 Corridor. It is home to just over 12,000 residents. It is bordered by the community of Rancho Bernardo to the North, the City of Poway to the East, the community of Sabre Springs to the South, and I-15 to the west.
 
Nestled in foothills north of Scripps Ranch and south of Carmel Mountain Ranch, Sabre Springs is home to quiet neighborhoods and rolling hills. The community is divided by Poway Road. A master planned community built by Pardee Homes, the area to the north of Poway Road is generally older, dating back to the 1980s, while homes to the south are somewhat newer. Subdivisions in the community include those such as Monticeto, North Creek and Monterey as well as Sabre Highlands, Hillsborough and Belle Fleur.
 
Children within the communities of the 92128 Zip code attend schools in the Poway Unified School District. Many homes are subject to Homeowners’ Association fees and some, newer homes are subject to Mello Roos fees.
